If you need to cancel your booking with us, you can do so but you may still be liable to pay your rent if you completed your booking and are outside the cooling off period of seven days. You would need to let us know, in writing, as soon as you know you won’t be living with us. The cancellation policy is outlined your tenancy agreement.
Village shop terms and conditions
These terms and conditions shall apply to the customers who access, and wish to purchase goods from, the Village Shop. Please read these terms carefully before ordering any goods.
These are the terms and conditions of Campus Living Villages UK Limited (CLV) of 7th Floor, Digital World Centre, 1 Lowry Plaza, The Quays, Salford, UK, M50 3UB and company number 06604874, which is the company that sells goods via the Village Shop. If you access the Village Shop you agree to be bound by these terms and conditions.
CLV’s trading address is Digital World Centre, 1 Lowry Plaza, The Quays, Salford, M50 3UB and its VAT number is GB 945 6523 02.
By placing an order through the Village Shop you warrant that you are legally capable of entering into binding contracts. When you submit an order via the Village Shop you will receive confirmation of your order via email (the Confirmation Email). This will give you estimated timescales as to when the goods will be ready to collect from your Village reception. The contract to sell goods to you only relates to those goods listed in the Confirmation Email. Payment for the goods shall be due when you submit your order.
Prices for goods on the Village Shop may vary. All prices are subject to amendment at CLV’s discretion. The price payable for the goods shall be the price shown on the Village Shop at the time you place your order. All prices are inclusive of Value Added Tax which is charged at the appropriate rate.
All goods will be available for collection from the reception of the Village in which you reside. Delivery will take place when you collect and sign for the goods. Whilst CLV makes every effort to ensure that goods are available for collection on the day we specify within your Confirmation Email, we cannot guarantee availability on that day or accept liability for delays for any reason whatsoever. Orders placed within 5 days of your intended check-in date may not be available when you check in. All orders are subject to stock availability. CLV reserves the right to stop an order at any time if it suspects that the transaction may be fraudulent.
4. Returns and Exchanges
If you change your mind after you’ve placed your order and no longer want something you’ve ordered through the Village Shop before you receive it, or if you are no longer going to be staying in the Village (and your accommodation agreement has been terminated in accordance with the terms of that agreement), please let us know and we will provide you with a full refund. If you change your mind and no longer want an item that you have received, you may return any goods within 14 days of Delivery except where:
- the goods were sealed for health protection or hygiene reasons and you have unsealed them; or
- the goods have been inseparably mixed after Delivery.
If your order consists of multiple items and they are Delivered on different days, the cancellation period in respect of your whole order ends on the day 14 days after you collect and sign for the last item.
To return any goods you should:
- contact CLV by emailing firstname.lastname@example.org with the email subject ‘Village Shop – Cancel My Order’. You will need to include your name, Village and room number, details of the goods you wish to return and your telephone number and email address within the email. You will then receive an email from CLV confirming receipt of your request; and
- return the goods to your Village reception where it will be assessed whether or not the item/s are in a fit state for return. Items do not need to be in their original packaging but must be in a sellable condition.
Refunds will be made in full but, where you are returning goods that have been Delivered to you, CLV reserve the right to deduct any amount equal to any diminishment in value of the goods as a result of you handling them beyond what is necessary to establish the nature, characteristics and functioning of the items. You will be refunded using the same payment method originally used by you to make the payment. If you cancel your order before the goods are Delivered to you, you will receive a refund no later than 14 days after cancelling your order. If you are returning goods you will be refunded no later than 14 days after you return the goods to your Village in accordance with these terms, and you will receive an email confirming that this refund has been made.
If an item is faulty please contact CLV as soon as possible by emailing email@example.com with the email subject ‘Village Shop – Faulty Item’. You will need to include your name, Village and room number, details of the goods you consider faulty and of the fault, and whether you would prefer a refund or replacement. CLV will then get in touch with you to arrange an appropriate remedy.
If you have placed an order and you are no longer going to be staying in the Village (and your accommodation agreement has been terminated in accordance with the terms of that agreement) please contact CLV by emailing firstname.lastname@example.org with the email subject ‘Village Shop – Goods no longer required’. You will need to include your name, Village and room number.
5. Events outside our control
CLV will not be liable or held responsible for any failure to perform, or delay in performance of any of its obligations to you cause by events outside of CLV’s reasonable control (a Force Majeure Event). A Force Majeure Event includes any act, event, non-happening, omission or accident beyond CLV’s reasonable control including (but not limited to): strikes, lock-outs or other industrial action, civil commotion, war (whether declared or not), terrorist attacks or threats of terrorist attack, fire or natural disaster, impossibility of the use of public or private transport and telecommunications networks, and any laws or restrictions passed by any government.
The use of the Village Shop and any contracts formed will be governed by English law. The courts of England and Wales shall have exclusive jurisdiction over all claims or disputes (whether contractual or non-contractual) arising in relation to, out of or in connection with these terms and conditions, including orders for goods. All products are sold on the basis that they are for personal, domestic use only. CLV will make reasonable endeavours to verify the accuracy of any product or pricing information, CLV will incur no liability whether in contract, tort (including negligence) or otherwise for incidental, special loss or damage, any loss of profit (direct or indirect), loss of sales, loss of data, loss of goodwill or reputation, loss of business, third party claims, pure economic loss arising out of or in connection with the performance or non-performance of its obligations under these terms and conditions including such damage as may be reasonably foreseeable at the date you order the goods.
Nothing in these terms and conditions is intended to affect your statutory rights nor shall they exclude or restrict CLV’s liability for death or personal injury caused by its negligence, for breach of your legal rights in relation to the products or for any other liability it would be unlawful to exclude or restrict. CLV’s liability for any claim for loss or damage shall be limited to the sum paid by you for the goods. A person who is not a party to these terms and conditions shall have no right to enforce any term under the Contracts (Rights of Third Parties) Act 1999. If any provision of these terms and conditions is held to be invalid or unenforceable by a court no other provisions shall be affected. You may not assign or transfer any of your rights to any third party without CLV’s permission in writing. CLV may assign or transfer any of our rights of subtract any of our obligations under these terms and conditions to a third party.
CLV reserved the right to revise and amend these terms and conditions from time to time. You will subject to the terms and conditions that are in force at the time that you order goods from the Village Shop. These terms and conditions supersede all previous terms and conditions, representations, undertakings and agreements.
2018/19 best price guarantee terms and conditions
If you book with us for 2018/19 in one of the Villages listed below and you complete your booking between 5 November 2018 and 28 February 2019 (both dates inclusive), you might be entitled to our Best Price Guarantee. It means that if the weekly rate that applies to your booking for 2018/19 for the same room type to the one you have booked, under the same conditions (such as duration) and in the same building gets reduced between your booking date and the tenancy start date mentioned in your 2018/19 accommodation contract, the best rate could automatically apply to your existing booking. Subject to the Terms and Conditions below, we will adjust your future instalments to take into account any sums that have been overpaid further to the Best Price Guarantee and apply the lower rate.
1. The Best Price Guarantee offer applies to you if:
a. you will be a student during the 2018/19 academic year;
b. you are booking a room/studio or flat in one of the following Villages: Albert Court, Rusholme Place, Exeter Villages, Bonington Student Village, Burley Road, Dashwood Studios, McMillan Student Village, Bagot Street, Newport Student Village, Belgrave View, Student Village University of Bedfordshire, (Fitzroy and Wenlock Courts only) Prince Consort Village and John Lester and Eddie Colman Courts. For avoidance of doubt, the Best Price Guarantee does not apply in relation to other villages, and;
c. you will have completed the booking process between 5th November 2018 and 28th February 2019. By “completed” we mean that we will have received your signed accommodation agreement, your confirmed guarantor and you will have paid all sums payable in order to secure your booking (for example any fees applicable) between 5th November 2018 and 28th February 2019.
2. The Best Price Guarantee does not apply to:
a. Summer extension bookings, where we agree you can stay after your contractual termination date or before your contractual start date;
b. Bookings made for a duration shorter than 40 weeks; and/or
c. Group bookings. Only individual bookings will be eligible; and/or
d. Bookings made through a University partner or under a University Nominations Agreement; and/or
e. Bookings made through a 3rd party such as an agent
3. If you are eligible for the Best Price Guarantee, we will reduce your next instalment by the sums you will have been deemed to have overpaid to date and we will adjust your instalment amounts to reflect the new rate. The new rate and instalment amounts will be available by logging onto the Portal.
4. We reserve the right to withdraw the Best Price Guarantee where you have been in breach of the terms of your 2018/2019 accommodation agreement at any time or if at the time the best rate applies your account is in arrears or you are in breach of the terms of your 2018/2019 accommodation agreement.
5. We reserve the right to remove the Best Price Guarantee or change its terms at any time.
6. We cannot guarantee availability in the Villages listed above.

Resident survey terms and conditions
The Promoter of this prize draw is Campus Living Villages UK Limited, Digital World Centre, 7th Floor 1 Lowry Plaza, Salford Quays, and Manchester, M50 3UB. This prize draw is open to all individuals who complete the Campus Living Villages student survey (‘Survey Respondents’). The prize draw is free to enter and no purchase is necessary.
To be eligible, Survey Respondents must provide their contact details to the Promoter on request. Only one entry per person is permitted. Participants under the age of 18 on the date of entry must seek permission from an adult before providing their contact details. The prize draw will be open between 4 March 2019 and 18 March 2019. Any entry received after the closing date will not be considered. The Promoter accepts no responsibility for entries which are incorrectly completed (for example if participants provide their incorrect contact details). Three winners will be chosen from all valid entries received by random draw supervised by an independent person on 18 March 2019. Only one prize can be won by each survey respondent.
The three winners will each receive a voucher for £150. The winners will be notified by email or telephone (using details provided at entry) before 21 March 2019 If the winner does not respond to the promoter within seven (7) days of being notified by the Promoter, or if a selected winner is ineligible, otherwise in breach of these terms and conditions, or unable to take up the prize for any other reason, then the prize will be forfeited and the Promoter will be entitled to select another winner in accordance with the process described above. The prizes will be sent to the winners within 21 days of being notified of their win. The Promoter accepts no responsibility for failed delivery due to provision of incorrect contact details by Survey Respondents.
The prize is non-exchangeable, non-transferable and no cash alternative is offered. The Promoter reserves the right to replace the prize with an alternative prize of equal or higher value if circumstances beyond the Promoter’s control make it necessary to do so. The decision of the Promoter regarding any aspect of the prize draw is final and binding and no correspondence will be entered into about it. The winner’s name and county can be obtained by emailing email@example.com within 7 days of the closing date of the prize draw.
The Promoter reserves the right to hold void, cancel, suspend or amend the promotion where it becomes necessary to do so. Winners may be required to participate in publicity related to the prize draw which may include the publication of their name on the Promoter’s website. The prize draw and these terms and conditions (and any non-contractual disputes/claims which arise out of or in connection with them) will be governed by English law and entrants submit to the jurisdiction of the English courts.
